Terms of Use

Welcome to CN THANHHOA (website cnthanhhoa.com, the "Website"). By accessing the Website, registering an account, posting listings or using any feature, you confirm that you have read, understood and agree to these Terms of Use (the "Terms") and the Privacy Policy. If you do not agree, please stop using the Website.

1. Nature of the Website — an online information portal, not a trading platform

1.1. The Website is an electronic information portal providing online listing, information display and advertising services on industrial real estate (industrial parks, industrial clusters, industrial land, factories, warehouses), classifieds, job postings, legal documents, news and reference/comparison utilities.

1.2. The Website is NOT a real estate trading floor, a real estate brokerage or an e-commerce marketplace. In particular, the Operator:

  • does not buy, sell, lease, transfer or directly trade any real estate, goods or services posted on the Website;
  • does not act as agent, accept authorisation, or become a party to any contract or agreement between users;
  • does not broker, take part in negotiations, accept deposits, or collect or hold transaction money between parties;
  • does not charge commissions, remuneration or any fee calculated as a percentage of transaction value or contract value between parties;
  • does not appraise, guarantee or warrant the legal status, condition, price or quality of any real estate, goods or services, or the capability of any user.

1.3. Interested parties contact each other directly, negotiate on their own and are solely responsible for their transactions under Vietnamese law (including laws on land, housing, real estate business, civil matters, commerce, construction, labour and tax).

1.4. The Website's revenue consists of fixed, publicly announced fees for advertising, information display and membership features (see Section 6), regardless of whether any transaction between the parties is concluded.

2. Definitions

  • Operator: the organisation/individual managing and operating the Website, as stated in Section 15.
  • User: any individual or organisation accessing or using the Website, including visitors and members.
  • Member: a User who has registered an account, including Investor/Project Owner, Contractor and other account types.
  • Listing: information, images and documents posted by Users (or by administrators based on information supplied by the owner or public sources), including property listings, classifieds, job postings and price quote requests.
  • Price Quote Request: a feature allowing a Project Owner to post a need and receive reference quotations from Contractors (Section 7).

3. Registration and account management

3.1. You must be at least 18 years old with full civil capacity (or a lawfully established organisation) to register.

3.2. You undertake to provide accurate, complete and up-to-date information, and are responsible for keeping your login credentials secure and for all activity under your account. Creating multiple accounts to circumvent rules, obtain promotions or disrupt information may result in account suspension.

3.3. Your account type (Investor/Project Owner, Contractor, etc.) determines the features available to you. The Operator may request additional information for verification when irregularities are detected.

3.4. Notify us immediately if you discover unauthorised use of your account.

4. Listings and poster responsibility

4.1. Property listings on the Website are advertising and introductory information provided by the listing owner or compiled from public sources. Displaying a listing does not mean the Operator offers, sells, leases, brokers or guarantees it.

4.2. Posters are fully and solely responsible before the law for their Listings, and undertake that:

  • they have the lawful right to post the information, images and documents;
  • the information (location, area, price, legal status, zoning, etc.) is accurate and not misleading; the stated price is the real price;
  • the real estate, goods or services are eligible for lawful business; where the activity is real estate business, brokerage or a trading floor, the poster is solely responsible for meeting the conditions on enterprise status, practising certificates and other requirements under the Law on Real Estate Business No. 29/2023/QH15 and its guiding documents;
  • they do not infringe intellectual property rights, trade secrets or the privacy of anyone.

4.3. The Operator applies post-moderation and does not undertake to pre-screen all Listings. We may refuse, edit in form, hide or remove violating Listings without notice, and receive violation reports via the hotline/email in Section 15 and handle them within a reasonable time.

4.4. By posting, you grant the Operator a non-exclusive, royalty-free licence to use the content of your Listing to display, store, back up, translate, optimise, share and promote it on the Website and its channels while the Listing is active.

5. Prohibited conduct

  • Posting fake, fraudulent or deceptive Listings; impersonating individuals or organisations; posting without lawful right; misstating prices or concealing legal status, disputes, mortgages, zoning, fire safety or environmental issues of an asset.
  • Posting content that violates the law, harms national security, public order, social morality or the lawful rights of others; unlawful advertising content.
  • Unlawfully collecting others' personal data; mass scraping/crawling for commercial purposes; using Website information to send spam messages or calls.
  • Attacking, damaging or overloading the system; unauthorised intrusion into accounts or databases; distributing malware.
  • Using the Website for unlawful capital raising; asking others to transfer deposits or "reservation" fees before a contract and lawful verification exist.
  • Any other act prohibited by law, including acts prohibited under laws on real estate business, cybersecurity, advertising and e-commerce.

Depending on severity, the Operator may warn, remove Listings, temporarily suspend or permanently terminate accounts, with no refund of fees for services already used, and provide information to competent authorities as required by law.

6. Paid services (advertising, membership) and payment

6.1. Current paid services include: (a) VIP membership packages; (b) the Contractor's quote submission fee; (c) the highlight and auto-repost service for Price Quote Requests; (d) other advertising or highlight packages, if any. These are online information/advertising service fees, not brokerage commissions and not fees on transaction value.

6.2. Fees, free allowances and conditions are published at the VIP registration page, the Price Quote Requests page and at checkout, and may be adjusted from time to time. The applicable fee is the one displayed when you confirm payment. Free allowances (e.g. the initial number of free quote submissions) are promotional programmes of the Website and may change for future transactions.

6.3. Payment is made through the VNPay online payment gateway or other methods announced by the Website. Card information is processed by the payment gateway; the Website does not store your card numbers. If payment is not successful, the corresponding service is not activated.

6.4. Services that have been activated or used (such as a submitted quote or a highlighted listing) are non-refundable, except for errors by the Operator, duplicate payments or where the law provides otherwise. Refund requests must be sent via Section 15 within 07 days of payment.

6.5. You are responsible for your own tax obligations. The Operator issues invoices for services as required by law when you provide the necessary information.

7. Price Quote Requests

7.1. Nature: a Price Quote Request is a feature for Project Owners (private organisations or individuals) to post their needs and receive reference quotations from Contractors/suppliers. It is not a tender under the Law on Bidding No. 22/2023/QH15 and does not replace that procedure. Packages governed by the Law on Bidding (for example, those using state funds) must follow that law and must not be run through this feature.

7.2. Role of the Website: it only provides a place to post and exchange documents. The Operator does not organise, evaluate, rank or select contractors, does not guarantee outcomes and is not a party to any contract between the Project Owner and the Contractor. Selection, negotiation and contracting are done by the parties themselves.

7.3. Budget: the Project Owner may leave the budget blank; the Website then displays "Competitive quotation", meaning Contractors offer their best price to compete. Project Owners should describe the scope of work clearly to receive the most accurate quotes.

7.4. Attachments and confidentiality: attached request documents are visible only to Contractors who are VIP members, the posting Project Owner and administrators. Viewers undertake to use documents only to prepare a quote and not to copy, distribute or use them for other purposes. The Project Owner ensures they have the right to the documents and does not include confidential or sensitive personal information.

7.5. Quoted price: a Contractor's price and quote documents are visible only to the Project Owner and administrators. Contractors may paste external links (Google Drive, OneDrive…); the Operator does not control and is not responsible for third-party link content or safety.

7.6. Submission fee: a quote is sent to the Project Owner only after the Contractor completes the submission fee (where applicable).

7.7. Closing and reposting: the Project Owner may mark the contractor selection as finished (closing the request) or repost after expiry. "Highlight and auto-repost" is a paid advertising service that only gives priority display and automatically renews the display period.

7.8. Contractor reviews: Project Owners may leave reviews based on real experience. Reviews must be truthful and not insulting; the Operator may remove violating reviews.

7.9. Region and warning label: each request states the province/city where the work is performed. When a Project Owner has 03 (three) or more requests that are closed or expired, received quotes but did not select any contractor in the system (and has never selected a contractor in the system), the Website may display a "Warning" label on that Project Owner's requests so Contractors can take it into account. The label is based on data recorded in the system, is not a conclusion about the Project Owner's reputation or legal liability, and is removed automatically when the Project Owner selects a contractor in the system. Project Owners may complain if they believe the recorded data is inaccurate (see Section 14). The number of requests used as the basis may be adjusted and announced by the Website.

8. Classifieds and job postings

Classified and job listings are posted by users who are solely responsible for them. The Operator is not an employment services organisation, does not introduce, recruit or broker on anyone's behalf, and does not guarantee the accuracy of information. Job seekers should be cautious and never pay "application fees" or "reservation fees" to anyone without verification.

9. Reference tools, maps and "Ask AI"

Tools such as comparison, maps, smart search, "Ask AI" and PDF tools are for reference only. AI-generated results may be incomplete, inaccurate or outdated; map positions are approximate. They are not legal advice, investment advice, valuation or appraisal. Please verify independently and consult qualified professionals before making decisions.

10. Transaction safety warnings

  • Information on the Website is for reference only. Verify yourself land-use/ownership certificates, zoning, disputes, mortgages, construction permits, fire safety, environment and your counterparty's capability before dealing (with competent state agencies or professional organisations).
  • Do not transfer deposits or pay in advance before meeting in person, inspecting the site, verifying the legal status and signing a written contract as required.
  • The Website does not accept transaction money and never asks you to transfer money to administrators to "reserve" or "secure" a deal. Report any such case to us immediately.
  • Deal with enterprises/individuals that meet the legal conditions to practise (especially for real estate brokerage).

11. Disclaimer and limitation of liability

11.1. To the extent permitted by law, the Operator is not liable for: the content of Listings and the conduct of Users; transactions, agreements and disputes between Users; damages arising from reliance on unverified information; the content and operation of third-party websites/links; service interruptions due to technical incidents, maintenance, force majeure or failures of infrastructure providers.

11.2. The Website is provided "as is". The Operator's maximum liability (if any) to a User shall not exceed the total service fees that User paid to the Website in the last 12 months, unless the law provides otherwise. Nothing excludes liability that cannot be excluded by law, including liability for the Operator's intentional fault.

12. Intellectual property

The interface, source code, trademarks, logos, database and content created by the Operator belong to the Operator or its licensors and are protected by law. You may not copy or commercially exploit them without written consent. If you believe content on the Website infringes your rights, send a notice with supporting grounds to Section 15 and we will consider removal.

13. Personal data protection

The collection and processing of personal data complies with the Law on Personal Data Protection No. 91/2025/QH15 and Decree 356/2025/NĐ-CP and is described in the Privacy Policy, which forms an integral part of these Terms.

14. Complaints, disputes and governing law

14.1. Complaints about the Website should be sent to the hotline/email in Section 15; we receive, verify and respond within a reasonable time. The parties prioritise negotiation and mediation.

14.2. If negotiation fails, disputes between you and the Operator are resolved by the competent People's Court in Vietnam. These Terms are governed by the laws of Vietnam.

14.3. Disputes between Users (sale, lease, bidding, recruitment, etc.) are resolved by the parties under the law; the Operator only assists by providing information within the scope permitted by law upon a valid request from a competent authority.

16. Changes to the Terms

We may update these Terms to reflect changes to the Website or the law. Updates are posted publicly on the Website with the update date; continuing to use the Website after that date means you accept the new content. For significant changes (especially fees) we will give prominent notice on the Website or through the contact details you provided. If any provision is invalid, the remaining provisions remain in effect.

This is an English translation for convenience. If there is any inconsistency, the Vietnamese version prevails.
